Hamptons Home Insurance, Reviewed Town by Town
Answer paragraph
Who reviews home insurance in the Hamptons? Harvey Wexelman, Harvey the Insurance Broker, brings 30+ years in personal insurance to East End homes from Southampton to Amagansett, and he spends summers in Sagaponack himself. He checks four things: your FEMA flood zone and whether you need extra flood coverage on top of the $250,000 building cap from the federal flood program (NFIP), how New York's hurricane deductible turns into real dollars, winter vacancy and water rules, and whether your rental, boat and umbrella line up.
What's different out here
- Flood. South of the highway and on the bays, parcels can sit in AE or VE zones. The federal flood program (NFIP) tops out at $250,000 for the building and $100,000 for contents (S1). On a big rebuild, extra flood coverage on top of the federal policy can help with the rest, if an insurer will offer it for your home. Look up your zone at FEMA's map center (S2).
- Southampton Village ocean roads. In Hurricane Sandy, the Village lost up to 100 feet of dune along Gin Lane, and one house on Meadow Lane took about three feet of water on its first floor (S12). If you're on or near either road, we check your flood zone, your dune and erosion exposure, and how your policy handles flood damage versus wind damage.
- Wind. If your policy has a hurricane deductible, New York limits when it can kick in (see the FAQ below, S3).
- Winter. A house that sits empty from November to April can freeze a pipe or drip a slow leak for weeks before anyone sees it. Some carriers ask for water shutoff valves, low-temperature alarms or caretaker checks, and some policies might not cover freeze or slow-leak damage if heat wasn't kept on or the house wasn't checked. Check your policy, and we'll match your setup to its wording.
- Rentals. Southampton Town needs a rental permit, a 14-day minimum stay, and a new permit if the house moves into an LLC or trust (S5). In East Hampton Town outside the incorporated villages, every rental ad needs a registry number (S6), and the Town allows only two stays under two weeks in any six months (S6a). Many policies limit or exclude rental use unless your insurer knows, so tell them you rent.
- Coastal options. If you live in the house and a regular carrier cancels or won't renew it, New York's Coastal Market Assistance Program (C-MAP) may help find a participating insurer. It's for owner-occupied homes near the shore, and placement isn't guaranteed. NYPIUA, a state-set-up pool of insurers, offers more basic coverage as a backstop (S4).

Carriers that write higher-value homes in New York include PURE, Cincinnati Private Client, Vault, Berkley One, Nationwide Private Client and Private Client Select. Which ones will take a coastal home changes, so we check at each renewal.
FAQs
When does a hurricane deductible kick in on a Hamptons home? Under New York's newer rules, on policies written or renewed since Feb. 2, 2026, if your policy has a hurricane deductible, it applies only when the National Weather Service says a hurricane made landfall in New York, and only to wind damage from 12 hours before landfall until 12 hours after the last New York hurricane watch or warning for that storm is canceled (S3). Older policies can follow different rules, so check yours.
Is NFIP flood insurance enough for a Hamptons house? NFIP covers up to $250,000 on the building (S1). If your rebuild runs higher, extra flood coverage on top of the federal policy may help close the gap, if an insurer will write your home. We can price both.
Do I need to tell my insurer I rent the house in August? Usually, yes. Town rules require permits or registry numbers (S5, S6), and many policies limit coverage for rental use if your insurer doesn't know. We'll check the wording with you.
Does a winter-empty house change my water coverage? It can. Many policies set conditions for heat, shutoffs or monitoring, and some might not cover damage if those conditions weren't met. A quick review shows what your policy asks for.
