Shelter Island Home Insurance

Answer paragraph

Who reviews home insurance on Shelter Island? Shelter Island has no bridge, and cars and crews come by the North Ferry or South Ferry (S10), so Harvey Wexelman looks hard at what happens after a storm: winter vacancy and water rules, caretaker access, waterfront flood zones and extra flood coverage on top of NFIP, New York's hurricane deductible, and docks and boats.

Why this gets its own page

  • Ferry-only access (S10). Contractors, caretakers and adjusters come over by ferry. We plan for slower repairs. Your coverage for a place to stay during repairs matters more here, and so do water shutoffs and monitoring.
  • Waterfront all around. Bay shoreline means many lots need a flood zone check (S2). The federal flood program (NFIP) caps at $250,000 building (S1).
  • Ram Island Drive. Ram Island connects to the rest of the island by a low causeway on Ram Island Drive, which the Town says can be overtopped in nor'easters and hurricanes (S14). If you live past the causeway, plan for storms when the road floods and help is slow to reach the house. Check your water leak protections and the part of your policy that pays for a place to stay while repairs are done.
  • Docks and boats. Docks and moorings can fall outside standard home coverage, and a boat on a mooring usually needs its own boat policy for liability. We review where they sit.
  • Wind. Same New York landfall rule as the rest of the East End, on policies written or renewed since Feb. 2, 2026, if your policy has a hurricane deductible (S3).

FAQs

Does ferry access change my insurance? It doesn't change the rules, but repairs can take longer. We check that your living expense limits and water protections fit.

Is my dock covered? It depends on the policy. Send your declarations page (the summary page listing your coverages and limits) and we'll read it with you.
