Dune Road Home Insurance: Westhampton Dunes and Quogue
Answer paragraph
Who reviews insurance for barrier beach homes in Westhampton Dunes and Quogue? Dune Road homes sit on a narrow barrier island, so Harvey Wexelman starts with flood: your FEMA zone, the $250,000 building cap from the federal flood program (NFIP), extra flood coverage on top of NFIP, and how New York's hurricane deductible applies to wind.
Why this gets its own page
- History. A December 1992 nor'easter breached the barrier island, flooding homes and cutting the only access road (S8). An October 1994 court settlement called for an interim project to fix groins and build a dune, which became the Army Corps Westhampton Beach Interim Project, finished in 1997 with periodic nourishment through 2027 (S7, S8).
- What that means for you. The beach here depends on scheduled sand. Ask what happens to your policy and rebuild plan if access or the dune is damaged. We'll walk through it with you.
- Flood first. Oceanfront and bayfront lots can be mapped VE or AE (S2). An elevation certificate is a survey showing how high your home sits. For federal flood policies it's optional and might or might not lower your price, and some private flood insurers ask for one. We'll check whether yours helps (S11). On a big rebuild, extra flood coverage on top of the federal policy can help with the rest, if an insurer will offer it for your home.
- Wind. Same New York landfall rule as the rest of the East End, on policies written or renewed since Feb. 2, 2026, if your policy has a hurricane deductible (S3).
- Mainland Westhampton Beach and Quogue Village. North of the bay, flood exposure can be lower, but wind and winter vacancy still apply. These homes are covered on the hub page (H1).
